Happy Groundhog Day!
Every February 2nd, the members of the Punxsutawney Groundhog Club trek to Gobbler’s Knob, Punxsutawney Phil’s official home just outside of town. Donning top hats and tuxedos, the group waits for Phil to leave his burrow, and if he sees his shadow, the town gets six more weeks of winter. Phil announced today we have six more weeks of winter.
Vehicle Gates
We have asked Envera to adjust open hours at the main gate (southside). New open hours will be 9am-6pm daily. Construction vehicles will now have to enter through the back (northside) gate before 9am.
The back gate hours will open 6:30am Monday-Saturday and 7:30am on Sunday. It will take 24-72 hours for these changes to take effect. If you have guests coming in early, you will need to add them to your guest list, or they will need to use the back gate to access the property.
HOA Assessments
New assessment for 2023 is $225.47. You have to make sure that you update your bank if sending in a check to the right amount. If you pay through ClickPay Services, you have to make sure that you go in and update the amount if you have it set to FIXED amount. If you have it set to balance on account, no update is needed. Assessments are due on the 1st of each month. There is a 9-day grace period, and any payment not shown posted to your account by the 10th of each month is deemed late. FirstService Residential will send you a letter advising you that your payment is late, and you are charged collection costs and late fees. USPS is taking up to 10-12 business days to get mailed delivered. Since we cannot control the mail, the postmark date does not matter in these cases. If you are a new owner, it can take up to six weeks (in most cases) to get the paperwork and payments from the title company sent over to FirstService Residential. If you receive communication from FirstService we will address your late fees/collection costs when we receive your complete information and checks.Make sure that your account # is on your check that is mailed in: 0SME 0000 YOUR LOT# 01

Pool Table
Pool table is in the process of being installed. Fingers crossed we will have everything ready by the weekend. If not, then early next week.

Tickets are still available for his performance Sunday, February 5th at 7:00pm-8:30pm. Tickets are $15 per person and available at the front desk for purchase. Performance will be in The Gallery Ballroom and the show is BYOB.

St. Patrick’s Day Party
Tickets are now available for purchase for the upcoming St. Patrick’s Day Party on Friday, March 17, 2023, 5pm-8pm. Tickets are $10 per person (check or credit card) and available at the front desk.
HOA Townhall Meeting Minutes
Thank you for attending the meeting earlier this week. We will work on getting a second microphone for our next Q2 meeting. Minutes from the 1.31.2023 meeting are in process and we should have posted to the Connect Resident Portal by Monday, February 6th. The Board is working on getting some additional answers to questions posed at the meeting.
Superbowl Sunday, February 12th, 2023
There is an Epicurean Club Member Event in The Gallery Ballroom, but the Lower-Level Gallery will be open to residents that wish to come and view the game. This will be a bring your own food and beverage event.
We are aware that the game will go past 10pm. If you exit the building after 10pm you need to have someone let you back into the building or you will be locked out, if you attend either venue.
