Friday, we have a scheduled installation of a dishwasher for the upstairs kitchen.  Sometime Friday, water will have to be shut off in the clubhouse for a brief period (1-2 hours).  Unfortunately, I do not have an approximate window of when that will be.  The team tomorrow will send out an update.  This will not impact the fitness center should you need to utilize the restrooms. 

Office hours on President’s Day will be 8am-2pm.  We will have limited staffing in, should you need something.  If you have something arise over the holiday weekend, please contact the front desk 830am-5pm or customer care at 866.378.1099.

Assessment Payments

As we head into 2023, many residents have raised questions on assessment processing.  Please review the information below to ensure you are setup for success and to avoid late fees and collection costs.

  • Assessment payments beginning January 2023 went from $220 to $225.47.  Please check your online statement to confirm you are paying the right amount.  
  • Assessment payments are due on the 1st of each month.  
  • Payments are considered late if they do not show posted on your account by the morning of the 10th.
    • Banks that draft off your account send a hard check in for your assessment, this is not an electronic transfer.  Allow a minimum of 10 business days for USPS to ensure it arrives in time.   Unfortunately, we have seen a slowdown in mail delivery from the Postal Service, which is not something we can control.
    • Postmark date envelope/draft day from your account are not considered.  Like any other payment if it is not received and posted to your account it is considered late.
    • The HOA allows for a 9-day grace period, if the system sees a balance on your account, and you will automatically have late fees and collection costs added.

Late fees:  $25.00 | Collection Reminder Fee $11.00 (1st notice) | Collection Demand Letter $36.00 (2nd notice).  If you are more than 90-days late with your assessment payments, you will be turned over to the attorney for collection and along with late and collection fees you will also have attorney fees.

As a new owner it can take 4-12 weeks to get your closing paperwork and check from your title company. If you have late fees being applied due to the delay in getting your closing paperwork and check, once everything is processed we will do a one-time removal of any late fees/collection costs that have been applied.

Lifestyle/Fitness

You will be receiving a survey regarding our Fitness Programming.  As we discussed at the budget and fitness meetings in the fall 22, classes must be able to financially sustain themselves.   We instituted a $4 class fee per at the beginning of year, but many classes are not getting enough resident participation.   If you have classes that you enjoy, please support your instructors.  

Sunday, February 19th we will be featuring a food truck 4pm-6pm at the Pavilion area along with our DWeT Live Music.  Weather forecast (supposed to be) partly cloudy with highs near 72F with winds 5-10mph.  So bring a lounge chair and enjoy a late afternoon of food and music.

Culture/Heritage Club Interest Group Meeting is February 23rd at 3pm and Dessert Social is February 27th at 5:30pm in the Clubhouse Ballroom.

Townhall Updates

  • Multi-purpose pathway extensions have been completed at both ends of Kentworth Way.
  • Movement Studio Blinds have been ordered and expected to be installed on March 1st, 2023.
  • Movement Studio HVAC has been addressed and keeping a constant temperature of 70 degrees.
  • AED/CPR Training is being scheduled in March for both residents and staff.  There will be a cost of $45 per person and residents will be able to sign up and pay for the classes.  Lindy will be sending out additional information.
  • Fitness Machine Training – We currently have one instructor that does a monthly class on using the Technogym equipment in the gym.  There is no cost to the residents to attend this class, but class size is limited.  You may sign up using the link provided on the calendar link.    As for the Technogym ap to manage your training, that ap is still in development and they are now stating Q3 for rollout.
  • Access afterhours to the pool deck – we are still awaiting an answer from the insurance company before a final decision can be made.  You can still access the fire-pit area by using the clubhouse until 10pm – fire pit remote is in the BAR area.   
  • Fan in the Fitness Center have been addressed and should be working properly.   Please report any issues you come across to the office.
