Happy March 2023.

Landscaping:

When I was out on property this week and with weather being nice and warm, please make sure that you are beginning to irrigate your turf to avoid having it die. Other areas that stood out were flower beds, weeds, mulch, trimming of shrubs, trees and general landscape maintenance.  Florida turf is hard to manage, so make sure that you have a qualified company that can assist you with cinch bugs and other pests that can do damage to your lawn if you run into issues you cannot control.  

Potted plants you may have up to 6 plants in pots total on your property, but only three (3) are permitted in your front of your home.

Questions asked at the Townhall Meeting Follow Up:

Pool Gate/FOB access after-hours. Our current policy of Dawn to Dusk will remain in place based on the response below from the insurance carrier:  

If you were to allow use of the deck after hours, even as a walkway, you would need to comply with the Department of Health lighting requirements for the pool area.  If the association wishes to accommodate night use of the pool area, then you will need to contact a qualified electrician to install property lighting.  This will include both outdoor lighting and underwater lighting.

Movement Studio/Fitness Classes/Cooling of Room: Blinds were installed this week, HVAC system has been tested, and a secondary sensor was installed, which is helping to keep the room at 70 degrees.

Sound Barrier Wall – City of Jacksonville community/highway:  It is currently not in the plans of COJ to install.  Residents can petition the city council for consideration.

Pool Reminders:

Umbrellas – after use please make sure you put them down and tie them up.  If we get winds in the evening they can rip.  

Have fun at the pool, but NO DRINKING in the pool.  Beverages must be in plastic type cups and kept 4-ft from the pool edge.  Same with food. 

Children are permitted at the pool Wednesday-Saturday only 2pm to 5pm and they must be accompanied by the resident.   

Springtime:

Spring forward:  Mark your calendar to SPRING FORWARD one hour on Sunday, March 12th, 2023.

Spring break for many will begin Saturday, March 11-Sunday 19, 2023.  Slow down and be mindful when driving through the community as we may have families visiting and children present.  If you will have visitors during this time just a couple reminders:

  • Guests must be accompanied by the resident to use the amenities of the association.  With the exception of the pool, you may have up to 4 guests at the amenities, the pool allows 6 guests.
  • Pickleball Club Play hours are 8:30am-10:30am and 4:30pm-6:30pm Monday-Friday and 8am-11am on Saturday.  All other times are open play for residents.
  • Children are permitted at the POOL Wednesday-Saturday only 2pm-5pm.  These days and times must be adhered to.  Children are not permitted in the Spa at any time.  Each household may have up to 6 guests at the pool and 4 at other amenities.
  • Parking passes are available at the front desk.
  • Children 18-under are not permitted in the fitness center.
  • We have a variety of board games and lawn games if you wish to check them out.  
  • Arts and Craft room will have art supplies that kids may use, just make sure to clean up after yourselves and take your art creations home.

Spring Cleaning Time Reminder to:  As we enter into the last month of Q1 please make sure you take the time to check the servicing of your:

  • HVAC Serviced (Recommend Semi-Annually/Annually), Filter change and Blow lines (Recommended Quarterly)
  • Hose bibs and outside faucets (springtime)
  • Water Heater (Recommended quarterly)
  • Gutters (Recommend Annually)
  • Dryer Vent Cleaning (Recommend Annually)
  • Garage Door Preventive Maintenance (Recommend Annually)

Vendors:

If you have a vendor that did good work for you have them, drop off a business card/flyer that we can add to our resident vendor book.   We continue to work on getting the vendors to stop soliciting, and we get requests from other residents looking for qualified vendors that do-good work in a variety of areas.  We hope by approaching this in a different manner we can limit those that are doing door to door by letting know they can stop by the office to drop off their materials.

St. Patrick’s Day Event :

Tickets are still available for purchase at the front desk for $10 per person.  We will feature light bites, festive beverages, beer, wine, soda and fun giveaways. We hope you are able to join us for a night of fun Friday, March 17, 2023, from 5pm-8pm.  

Other Updates:

Pulte Construction is now working out of the old Lifestyle House.  Please do not park in the parking lot next to the old LS House.  You could be towed.

Pool table is now scheduled to return on Monday, 6 March.   Fingers crossed.

Fitness Center it is custom courtesy to wipe down machines after you use them.  Wipes are located in the fitness center for you to do this.  We are getting complaints that residents use machinery, mats and weights and not properly cleaning after use.

Pet Life – When walking your pet remember that they must be on a leash at all times.  The old saying if they P##P, you SCOOP must be adhered to, but recently some residents scoop but then drop their doggy bags in the grass.  The resident is responsible for picking up after their pet and disposing of the doggy bag in their own trash.  The association is not equipped or staffed to pick up after residents, and your neighbors are tired of picking up after non-compliant residents.   Be a good neighbor.

Construction debris & trash containers have been reported to Pulte Construction.  They have assured me that the orders are in for pickup, but the trash companies like most companies have staffing issues.  With construction going on please be careful when driving as some residents have reported that their tires are finding nails in the road.  Unfortunately, it is one of those things we have to deal with as nails fall from vehicles.  If you see something report immediately to the office and we will notify construction.
